Moving to Florida: Naples & Miami
Everything that changes when you move to Florida — taxes, homestead, insurance, condos — and how to buy before you arrive. Written by bilingual, Florida-licensed agents.
What changes in your wallet
- Florida has no state income tax on individuals.
- Your primary home can get the homestead exemption: up to $50,000 off the assessed value and a cap on yearly increases (3% or inflation, whichever is lower).
- When you buy, property tax is recalculated from your purchase price — you don't inherit the seller's bill. The calculator on every listing shows yours.
- Insurance matters more than up north: wind, roof age and flood zone drive the premium. Get a quote before you make an offer.
Becoming a Florida resident (general process)
- Get a Florida driver's license within 30 days of becoming a resident, and register your vehicle soon after.
- Many people file a Declaration of Domicile with the county clerk of court (F.S. 222.17).
- Register to vote at your Florida address.
- Apply for homestead with your county property appraiser by March 1 of the year after you buy.
- Confirm your situation with an attorney or accountant — this is general information, not advice.
Buying before you live here
- Live video tours from each home, and in-person tours for verified buyers.
- A pre-approval from the lender you choose, or proof of funds if you pay cash.
- E-signatures and remote closings. Always confirm wiring instructions by phone.
Condos and winter homes
- Condo buildings three stories or taller have required milestone inspections and reserve studies — ask for the reports.
- A second home doesn't get homestead. Check the association's rental rules if you plan to rent it out.

Frequently asked questions
Do I pay state income tax if I move to Florida?
No. Florida has no state income tax on individuals. You may owe a final return to your old state — check with your accountant.
How do I get the homestead exemption?
The home must be your permanent residence on January 1. You apply with your county property appraiser by March 1. It takes up to $50,000 off the assessed value and caps yearly increases.
Can I buy a home in Florida without flying in?
Yes. We do video tours, e-signatures and remote closings. We ask for a pre-approval or proof of funds before in-person tours.
What does homeowners insurance cost in Florida?
It depends on roof age, construction, wind zone and flood zone. Every home on re4lty.com shows an estimate, and you can request a real quote.
Can my agent in another state refer me?
Yes. Your agent refers you and earns a referral fee through their broker at closing. You work with a local Re4lty agent.
Naples or Miami?
Naples is on the Gulf coast, with single-family homes, golf and canals; Miami is a large international city on the Atlantic, with condo towers and historic neighborhoods. We work both.
